Proflex Products Company Logo
Proflex® MB25 is a two component, epoxy reaction resin based sealer for professional flooring installation over damp sub floors. MB25 will mitigate moisture pressure from a humid sub floor to an acceptable level for any flooring installation. It will bridge minor cracks in the subfloor. MB-25 spreads easily and creates a dust free surface ready for safe installation of flooring.

Application

Approved Trowels and Spread Rate - ⅜ ” nap roller, squeegee, or a 1/16” x 1/16” x 1/16” notched trowel. Maximum recommended coverage is 300 - 350 sq. ft. per mixed unit.

Drying Time before Installation - 6 hour cure time, same day installation.

Installation

Mixing Instructions - Pour the contents of Component B into the Component A container and mix thoroughly using a low speed mixer (e.g. 1/2” drill and paint or plaster paddle). The material should be mixed completely, ensuring that the material is thoroughly mixed to a homogeneous state by scraping the sides, bottom and the area where the sides meet the bottom of the container. When well mixed, color will become a uniform green without streaks. Failure to do so can result in uncured sections of material or altered properties of the cured material. After mixing, pour entire mixture directly onto the concrete and apply immediately and evenly to the concrete subfloor. The portions are premeasured to assure optimal performance. Do not modify or estimate.

Concrete Surface Preparations - All concrete substrates must be clean, dry, structurally sound, free of voids and cracks, properly cured, free of dirt, oil, paint, old adhesives, wax, sealer, and curing agents. PROFLEX® Moisture Barrier 25 (MB-25) can be applied over asphalt cutback adhesive residue as long as the adhesive ridges and raised residue have been completely removed from the subfloor with only minor stains remaining. All soft, loose and raised residue must be removed before encapsulation begins. All adhesive residue must be hard, firm and well bonded.

Scouring with 20 grit or 3 grit sandpaper will remove most compounds. After scouring, vacuum all loose materials from the surface. Concrete must be flat to a tolerance of 3/16” in 10’ radius. Grinding concrete substrate is recommended over using filler compounds. Concrete should be ground prior to the application of PROFLEX® MB-25. Patching with approved material should be completed after the application of PROFLEX® MB-25. Cracks larger than 1/8” in width, must be filled prior to installing MB-25. For all new construction, PROFLEX® advises adherence to ASTM E1745 Standard Specification for Plastic Water Vapor Retarders Used in Contact with Soil, or Granular Fill Under Concrete Slabs. In all cases, the surface temperature of the prepared concrete slab must be at least 5°F (2.8°C) above the dew point to avoid condensation on the concrete surface as the applied MB-25 hardens. This must be maintained for 6 hours, which is the cure time of the product.

Moisture Testing And Limitations - Concrete should be at least 7 days old. Inspect the concrete before installing flooring over it. First inspect for any wetness at the base of the drywall or for visible signs of moisture on the concrete. Second, test for moisture. Use a Calcium Chloride Test or Relative Humidity Test for reliable concrete moisture testing. PROFLEX® MB-25 should not be used on concrete with moisture content greater than 25 lbs. per 1,000 sq. ft. over 24 hours, per the ASTM F1869 Calcium Chloride Method Test or that exceeds 100% Relative Humidity (RH), per the ASTM F2170 Relative Humidity Test. MB-25 has no limit for pH.

Application Directions - Measure and mark out area to be covered. Do not apply PROFLEX® MB-25 Concrete Moisture Control System when the temperature is below 65ºF. Do not apply MB-25 if temperatures exceed 100ºF as this will result in the product curing too quickly and possibly not bonding to the concrete. Apply PROFLEX® MB-25 with a 3/8” nap roller, squeegee or a 1/16” x 1/16” x 1/16” notched trowel, immediately after mixing. Maximum recommended coverage is 300-350 sq. ft per mixed unit. Avoid excess pressure on the roller so that an adequate amount of material will be distributed onto the concrete. To even out coverage, back rolling is recommended. Do not extend the coverage, as this will void the warranty.

Curing Time - Flooring and or approved patching material may be installed over PROFLEX® MB-25 Concrete Moisture Control System after 6 hours. If the flooring installation is delayed beyond 48 hours, the epoxy should be cleaned thoroughly and not contain any debris. Do not use as a finish wear layer.

Clean Up - Uncured PROFLEX® MB-25 Concrete Moisture Control System and tools can be cleaned with mineral Spirits or an epoxy residue cleaner. Dispose of in accordance with local, state and federal regulations.
